I have been qualified for 30 years and have been a partner in a City of London law firm, as well as Head of the Private Client Department in a Mayfair firm. I was also Company Solicitor for the UK's largest privately owned property investment company for 10 years where I set up and ran the company's legal department before moving to the Isle of Wight in 2012. I offer a truly personal service and ensure all clients are kept fully up to date with transactions at every stage.

I specialise in the following areas:-

  • Commercial Property (shops, offices, industrial units, lease renewals)
  • Residential Property ( houses, flats, lease extensions, tenancy agreements)
  • Private Client Work (wills, probates and Lasting Powers of Attorney)


COMMERCIAL PROPERTY

I deal with:-

  • Drafting and negotiating leases.
  • Agreements for lease.
  • Surrenders and variations.
  • Options, conditional contracts (for example where planning permission is needed) and rights of pre-emption.
  • Rent deposit deeds.
  • Licences to assign, licences to sublet and licences for alterations.

I am experienced in dealing with a wide range of commercial properties, from small high street shops and offices to large industrial estates, hotels, and restaurants. I also specialise in dealing with properties for charities and am involved in two local Isle of Wight charities. Most commercial property work will be charged on an hourly  basis of £250 plus VAT per hour, but please contact us for an indication of fees.

 

RESIDENTIAL PROPERTY

I deal with:-

  • The sale and purchase of flats and houses. This can range from holiday homes to large country houses and estates.
  • Residential lettings (assured shorthold tenancies, including advice on the registration of deposits and statutory requirements).
  • Lease extensions and renewals, and consents needed under leases, for example licences for alterations.
  • Trust deeds relating to property ownership, including in circumstances where buyers contribute towards a house purchase in unequal shares.
  • New developments, such as buying flats off plan and dealing with plots of land to be sold for residential development.

Most residential work will be charged on a fixed fee basis, but there will be some cases where this is not appropriate or situations are complex and may require a higher level of time or skill. Please see the page Prices - Residential Conveyancing for an indication of fees.

 
 

PRIVATE CLIENT

I deal with:-

  • Wills
  • Probate work
  • Lasting Powers of Attorney for Property and Financial Affairs
  • Lasting Powers of Attorney for Health and Welfare
  • Living Wills

I am happy to visit clients in their own homes and in the evenings or at weekends. 

I will generally charge a fixed fee for the preparation of a Will or Power of Attorney, unless the situation is particularly complex.  Please see the page Prices - Wills , Probates & Powers of Attorney for an indication of fees.
